Development
Planning or Development Application Process
The time taken to assess an application will vary depending on the complexity and nature of the proposal. However an application will take no longer than 60 days where there is no public advertising required and no longer than 90 days where there is public advertising required.
The steps of the process are generally;
Step 1 Lodgement
The lodgement of Application & Payment of fees
Step 2 Consultation
Comment from external bodies such as other government agencies is sometimes required (eg the Heritage Council, Main Roads). Comment from affected landowners and/or the local public is sometimes required.
Step 3 Assessment
Carried out by Planning Officer using AMRSC Planning Scheme, policies & references.
Step 4 DAU
Key Planning officers meet weekly to discuss and make recommendations on individual applications for delegated decisions. Minutes for past DAU meetings are available online.
Step 5 Council meeting
If a delegated decision recommendation is not made at the DAU meeting, the application will be presented to Council for its consideration at a Council Meeting
Step 6 Applicant is notified
Applicant is notified of decision to either Approve or Refuse application.
Application for Retrospective Development Approval
If you have commenced or completed a development without the required Planning Approval you are still required to apply for Planning Approval.
A penalty application fee is applied which is higher than for an application for development that has not already commenced.
