The Shire is considering disposing of this property, by way of lease, in accordance with the Local Government Act 1995, Section 3.58(3) and (4):

1. Description of Property: Part of Lot 30 Redgate Road Witchcliffe – CWA Hall on Reserve 47731
    Permitted Use: Commercial premises- retail shop

2. Details of Disposition:

a) Names of the parties: Shire of Augusta Margaret River as Lessor and Narelle Lukins and Mike Bloxsome Lessees.
b) Consideration: Base rent to be paid by the Lessee is $11,000 per annum exclusive of GST with annual rent reviews.
c) Lease term: 5 years with option for a further 5 years
d) Market Value of disposition as determined by valuation dated 9 August 2019: $10,500 per annum excluding GST and outgoings
e) The Shire will establish a reserve fund pursuant to s6.9(1) of the Local Government Act and allocate any premiums, rental, fees, charges or other income from the lease into the fund for the purposes of the Hall upkeep, maintenance and repairs.
f)Otherwise on standard commercial lease terms

The Shire will commence works on the Hall after the successful proponent is selected, to restore the Hall to a suitable condition to enable occupation.
